2003-2004 Cornerstones Accomplishments

Endangered Properties:

  • Successfully advocated the saving of an historic Motor Gas Station on Frazier Avenue.  The property was under redeveloped pressure.  The property owner decided to save the historic building by re-locating the small brick garage structure to Coolidge Park and adaptively reusing it as a concession stand.  Total Investment:  0
  • Formerly the home of Burchay’s Furriers, only 1,800 square feet of this 4,800 square feet building remains.  The building is located at 817 Market Street.  Cornerstones saved the limestone Richardsonian Romanesque façade (1893).  Total Investment $350,000.
  • The City of Chattanooga gave the building known as the former Monkey Tree Building in 2002 and we, in turn, sold it with deed restrictions to preserve the building for private redevelopment.  This building is located in the 300 block of Market Street and has become a part of the Fourth Street Boulevard project.  The building will be put back into productive use in 2004.  Total Revenue: $30,000.
  • Cornerstones works closely and frequently with property owners to insure that historic preservation methodology is utilized in compliance with federal programs.  Other historic properties that remain under our watchful eye are:
    • Levin Brothers Building (Main and Mitchell Street)
    • Chattanooga School for the Arts and Sciences
    • Old Ross Hotel (Georgia Avenue and Patten Parkway)
  • Assisted with the preservation of the abandon Park Place School by providing a Structural Assessment.  Realizing that vacant older property can be intimidating for potential buyers, the report verified the stability of the structure and has helped convince private investment in the property.  Cornerstones will continue providing structural analysis with the following historic properties listed on our Endangered Properties list as well as on the National Register of Historic Places:
    • St. George Hotel (Market Street)
    • Stong Building (Market Street)

Development (Public Awareness and Education):

  • Cornerstones co-sponsored the Tennessee Preservation Trust (TPT), the state-wide preservation organization, annual fund-raiser “Toast to Tennessee” held in Chattanooga in 2001 and 2002 and will assist again in 2004 with the visit of the National Trust for Historic Preservation’s (NTHP) President, Richard Moe.  The NTHP has earmarked Tennessee as one of the last remaining states in need of a preservation advocacy organization.  Recognizing the importance in having a voice, Cornerstones is supportive of the organization.
  • Cornerstones continues to be involved in the “Tours of Downtown Living”, the fourth annual tour will be held in April 2004 and will showcase new construction along with adaptive reuse of historic buildings of downtown residential space.  This event is a combination of efforts between RiverCity Company, the Chattanooga Downtown Partnership and Cornerstones and is an annual event.
  • On Thursday, April 8, 2004, Cornerstones will sponsor a historic tax credit seminar to educate local architects and developers on the benefits of this federal historic preservation program.  A representative from the National Trust for Historic Preservation will explain the process.  Please contact Cornerstones if you are interested in attending.
  • 2003/2004 Cornerstones received its third and largest historic façade through our Façade Easement Program.  Independent Health Care Properties LLC gifted the façade historical known as the Customs House on 11th and Lindsay Streets.  This program provides for the protection of an historic façade in perpetuity and the property owners receives a significant tax benefit.
  • Wine Over Water, Cornerstones annual fundraiser, received the Board Award from the Tennessee Preservation Trust in November 2003.  The statewide preservation organization recognized the dedication of the Wine Over Water Steering Committee to raise funds to allow Cornerstones to maintain a revolving fund for the preservation of our local Endangered Properties.


  • Turner South from Atlanta will be televising Cornerstones story -- our mission and our success in saving some of our urban fabric and architectural heritage.  The program, Southern Home by Design, will begin a new season in March 2004 and Cornerstones segments will be a part of this new season.
